Understanding client requirements is key (forgive the pun!) and if I can, I prefer to meet my clients to have a comprehensive exploratory discussion to and if that is not possible, to have a telephone or email conversation, to ascertain the essential requirements.
Research is carried out with personal visits to all the agents to determine the availability of the market. I pre-view the properties which are most suitable and short-list them for a viewing day, accompanied by my client. The client chooses the property and I negotiate the best terms on behalf of them ‘and ‘hold their hands’ in support until the exchange of contracts or the signing of the Tenancy Agreement.
